Large-Scale Multi-Unit Residential — Canberra

Large-Scale Multi-Unit Residential — Canberra

Location: Canberra

Custom Builder

6 Months

THE PROJECT

Scale doesn't forgive inconsistency. When joinery is replicated across 162 residential units, every tolerance, every material decision, and every installation is multiplied, and any shortfall becomes systemic. This large-scale development required Joinery Haus CBR to deliver custom joinery across kitchens, laundries, bathroom vanities, integrated storage, wall beds, and study desks in each of the 162 units, over a six-month programme.

THE CHALLENGE

The brief demanded consistency without rigidity, a joinery solution that felt considered and liveable in each individual unit, while meeting the production efficiency and scheduling discipline required to deliver at volume without timeline drift or quality variation. The development also needed to optimise smaller unit floor plans through smart storage design, without the joinery dominating the living areas.

WHAT WE DELIVERED

A tightly curated material palette was the foundation of consistency across the development. Silestone Loft Nolita Q40 and Quantum Quartz Luna White provided a refined, durable bench surface across all kitchens and bathrooms, materials selected as much for their longevity under residential use as for their visual quality. Polytec Blossom White, Bottega Oak, and Coastal Oak Woodmatt gave the cabinetry warmth and controlled tonal variation within a palette that reads as resolved rather than repetitive. Hafele hardware and Barben lip-pull handles maintained a clean, uniform hardware story at every unit.

Pull-down wall beds, integrated directly into the storage joinery programme, maximised liveability in the development's smaller floor plan types, converting dead wall space into functional sleeping and storage solutions without requiring separate procurement or installation trades. Feature shelving in kitchens and living areas introduced visual interest and a sense of individual character within the standard unit palette.

THE OUTCOME

Delivered in six months across 162 units, this project stands as one of Joinery Haus CBR’s strongest demonstrations of what scale execution actually requires: not just manufacturing capacity, but the design discipline to build something that feels right at the individual unit level, and the operational precision to deliver it 162 times.
